Why are vacant units only $5 and not free?
During turnover you still get prospect inquiries on that listing — texts, calls, voicemails. We handle 100 SMS, 10 MMS, and 60 voice minutes per vacant unit. Most platforms charge you the full per-door rate regardless of occupancy. We don't.
What counts as one unit?
One rental space. A single-family home is 1 unit even if 4 roommates share it. A duplex with two leases is 2 units. A 6-plex is 6 units — occupied ones at $9, vacant ones at $5.
Do I need to set up Twilio or buy a phone number separately?
No. We provision a dedicated number for you — local area code of your choosing. It's included in Connect.
Does my handyman need to sign up?
No. When you dispatch an outside vendor, they get a text with the address, the problem, and the tenant's number — that's it. No account, no login, no seat. Vendors are free and unlimited on every plan. Seats are only for people on your payroll who need to work inside the system, like an in-house maintenance tech or an office manager.
Can tenants email instead of texting?
Yes. Your dedicated line takes email too, and it lands in the same thread as their texts and calls — translated, triaged, and included in the court-ready export. Still nothing for them to download, and your personal inbox stays private.
What about rent collection?
It's optional and we never touch the money. Turn it on and tenants get reminders with a payment link; funds settle straight into your own account, not ours. Leave it off and nothing else changes. The valuable part is that 'I'll be late, I accept the fee' lands in your records.
How do you do Spanish translation for free?
Machine translation has gotten cheap enough that gating it would cost us more in support than it saves. It also protects you — documented language access matters under Fair Housing, and in California under Civil Code §1632.
What happens above 25 units?
You'll see a 'Talk to us about Teams' link. We handle larger portfolios as a sales conversation — staff seats, owner reporting, PMS integrations are all custom.
